Fully furnished house on large lot located in Studio City. Very production friendly There are up to 7 parking spaces available at the office. There are an additional 4 spaces along the house wall in the alley, as well as the back driveway which can fit up to two cars. An additional 12+ spaces can be made available for rent in the lot next door upon request as well as many spots as you need approx 100 feet away at a neighboring building. Lastly, 10 hour metered parking can be found on Cahuenga Blvd., to the East of the office. Pool gate is removable. Add-ons: Our office is located immediately behind the house and is great for ancillary space for staging, talent holding wardrobe, HMU, Production Offices and/or potentially shoot at an additional cost. G&E, Camera Equipment, and Cargo Van AC & Heating in all buildings Fully functioning outdoor grill and indoor kitchen space. The house is a dream for any shooting, production or events. Among 2 stories with living room, kitchen, lounge and pool. The property provides a beautiful Zen yard with view towards the ocean. This property has the perfect orientation for the light and secluded in the private cul-de-sac. An on-site manager will be present during the entire time of the event to assist. The venue must be fully vacated by the end time of your booking. We can only commit on dates that are within the next 3 months. Please do not inquire for dates that are a year from now. The bedroom access is not automatically granted for your event. We will provide 2 bathrooms for your guests and room access will be on-demand.

FILMING, PHOTO SHOOTS & PRODUCTION Please be up front with what you're looking to do, and we'll be happy to work with you to make your project a success! SCOUTING/LOCATION VISITS We are happy to accommodate initial location scouts provided the rate and hourly minimum are met for the reservation date. We will only accommodate (1) scout prior to a booking reservation being made. Additional tech/Director Scouts will only be permitted once the booking has been accepted. All scouts are subject to availability, and we will not accommodate scouts during other guests' reservations/productions. OVERTIME All booking start and end times are inclusive of setup and tear down time, so please include that in your reservation. The space must be vacated and all items brought into the space must be removed by the end time of your booking reservation. Overtime will be billed in half-hour increments at a rate of 1.5 times the stated hourly rate. MISCELLANEOUS There is no smoking allowed in the space. No glitter or confetti can be used. Although the building is equipped with fire sprinklers, the Studio is located in a potentially flammable historic building. There is no open flame or frying allowed on site or any cooking that will create a large amount of smoke as our facility is not ventilated. Absolutely no smoking or vaping or use of alcohol anywhere on the premises. Any breaking of this rule, by you or your guests, will result in a $500.00 fine. Also, any confetti or confetti sprinklers used will have a $300.00 fine.

Please treat it as if it were your own. That’s all I ask! Now on to the fun stuff… The studio is located in a beautiful penthouse loft in a 1920 building in Historic downtown LA. There are two elevators* to get up to the loft on the 14th floor. The space is 50ft x 40ft and there's 1800 SQ ft available for production. The ceiling is 15ft high (it's very high!!!) It has brick walls, large windows all around the loft providing lots of natural light and grey polished concrete flooring. Once closed, the thick blue velvet curtains block most of the day light. It's furnished and all the furniture, artwork and plants you see in the photos are available, movable (with care ;) and usable for your set. Just place everything back where it was at the end of your booking. We have a dolly you can borrow to load your equipment and the studio comes with 3 continuous daylight balanced lights: one Godox SL200Wii, one Aputure 120d and one Godox SL60. They all have a softbox and are on C-stand. The STUDIO area - 12 ft wide seamless backdrop in white, black or chromakey green. It's easy to roll in and load your equipment from the parking lot to the loft.
