The room is 500 sq ft with a same size reception area available upon request for a small additional fee. it is perfect for meetings, workshops, powwows, photo/video shoots, celebrations, etc. This place is spacious and invigorating. Full of energy and light it is within walking distance from myriad of old and new restaurants, bars, hotels and stores. You are always welcome to stop by to see it before booking. The room has 5 large windows facing Union Square and the Financial District, with views of Coit Tower, Salesforce Bldg and Transamerica Pyramid. Parking inside the building or around it. We recommend ParkHero or the Sutter Stockton garage. Walking distance to BART and MUNI. If you use bicycles we have room to keep them for you. In addition to the 12 person conference area there is a sitting area for 8 people. We have WiFi, a 75 inch flat screen TV, a humongous chalk board, 2 large Whiteboards, Flipcharts, a Nespresso Coffee Machine for complimentary coffee, teapot and a large assortment of teas, complimentary drinks in a fridge, Apple TV, turntable with a tidy collection of really cool LPs. We have disposable plates, cups and utensils in case you order food. Wine glasses or whatever else you need available upon request. Just let us know or ask in advance. Our conference tables can be easily folded and taken away if needed. An adjacent break out room is available upon request. A restroom is a few feet away from the conference room. Additional storage area is available. The large 700 sq feet reception area (see pics - the room with the accordeon) is available for an after meeting reception/cocktails or for the entire meeting or event (upon requests and at an additional hourly rate) A host will personally greet attendees to make sure all of their needs are met. Please don't hesitate to ask for additional things needed for your event. Your satisfaction is our priority. If you need to start earlier or finish later we will try to accommodate your schedule. OTHER SPACES POSSIBLY AVAILABLE, ONLY if agreed to in writing. Anything not agreed to in writing cannot be filmed, or entered. Extensive Garden + Grounds Two dining rooms Two foyers Living room All interior spaces described are on the same floor. All other spaces and floors cannot be entered without prior written approval. Rules: 1) Please keep in mind that people live in the mansion and treat them with respect. 2) While your rental allows access to the rooms stated, your team may only be in TWO rooms at a time. This enables you to have one room on camera, while the crew is in an adjacent room off camera. You may not "take over" three rooms at a time. 3) The foyers are the most difficult place to shoot, because they are needed for passage between rooms. If you elect to shoot in a foyer, please be respectful of the residents' need to pass through. 4) The kitchen is not available. It is reserved for use of the residents. 5) Out of respect for residents, please use ONLY the basement bathroom. 6) Street parking is consistently very easy. On-site parking MAY be available IF arranged in advance. No on-site parking without prior arrangement. 7) Due to ongoing improvements, and the challenges of constantly updating photos, decor may differ from posted photos. 8) No violence may be depicted on the property. Nudity is allowed, but NOT waist down, frontal. 9) Owner may provide rights to film some of the artwork, without charge. To be filmed, this artwork must be explicitly stated, in writing. Filming any artwork or copyrighted material without owner’s written approval is at your own legal risk. 10) Anyone not on camera shall wear shoe coverings. 11) Please clean up after yourselves.

Furnished with the latest Bose surround sound system, yoga mats, blocks, straps, and towels you will have everything you need to run your class seamlessly. We have 5 showers and 5 restrooms and lockers conveniently down the hall. To enhance the aesthetic and tranquility of the space we have installed beautiful bamboo flooring and worked with one of the Bay Area's finest muralists, Ian Ross.

The rental includes access to the entire apartment aside from the closet. The building features an elevator and wide hallways that make for easy load-in. The apartment itself is temperature-controlled with both AC and heat (a rarity in SF that is super nice for shoots 😊). Neighborhood: Situated in the heart of the charming Hayes Valley neighborhood, the space is surrounded by colorful, classic San Francisco buildings, parks, boutique shops, and restaurants. Logistics: We provide access to one parking spot within the building. Ample street parking is also available, with some areas metered and others free. For those arriving by public transportation, the closest Bart stop is Civic Center (10 min walk), the closest Muni stop is Van Ness (10 min walk), and the nearest bus stops are Hayes & Laguna and Laguna & Hayes (0 min walk). Past Bookings: Our space has proven to be ideal for lifestyle photography and videography. Although we are new to Splacer, we have already hosted shoots for friends' companies which turned out beautifully and inspired us to share our space with others. To date, we have collaborated with a footwear brand, a major apparel brand, and a few smaller CPG brands.

Our space is an ideal one for outdoor private parties. With the outdoor kitchen that includes BBQ grill and stove, our place becomes ideal for gatherings. We have a gazebo where you can be more cozy and still enjoy the outdoors! It's a big backyard with barbecue, mini outdoor kitchen, gazebo and good lighting. It's a long alley with plants on the side so gives a very beautiful photogenic decor. Enjoy both the covered part in gazebo and the outdoor backyard! This can be used for parties, photo studio, studio for hobby classes etc. where you can conduct outdoor meetings, photography with good lighting and backyard decor. You are free to add your own personal touch if needed. For any special occasion, be it a baby shower, wedding party, bridal shower, music video shoot, birthdays, bbq or just any event you want to get out and chill with family and friends, our place is a perfect spot! There is a lot of space for free parking on the driveway as well as street. We are close to I-880 freeway and a 1 min walk away from gas station, food plaza, Burger King. NOTE: We have the lowest per hour rate and very minimum cleaning fee, in order for us to continue to keep that low, we request our guests to pick up their trash in provided bags and do a basic cleaning. Please avoid doing the following: 1. Uncleaned cake spills 2. Putting food in sink drainage or clogging 3. Broken glass pieces of bottles, vase not cleaned/picked up 4. Decorative Confetti in premises OTHER SERVICES: We support local small businesses and had received some contacts for the following services: 1. CATERING: Indian snacks like samosas, cutlet, sandwiches etc. at an affordable price. Ask us for a full menu to find out what's available. Other cuisines also available by renowned chefs. 2. RENTAL FURNITURE: Renting furniture at an affordable price. Let us know if you are looking for it and we can surely provide that information as well.
