All lights, tripod movement, camera operation and audio are controlled from the second floor of our building, allowing the subject to be isolated on the first floor. This means the subject can participate in a shoot without being in contact with another individual. Producers can be anywhere in the world and still talk face-to-face with their subject, utilizing either a direct-to-camera style or an off-camera style. All the producer needs is a laptop or computer with a webcam and a link we will provide. This allows for an intimate interview setting without ever occupying the same space, ensuring the health and safety of everyone involved. The subject will see the Producer throughout their entire interview, and vice versa. We have a TEMPERATURE SCREENING & TECHNOLOGY/HAND SANITIZING STATION set up at the front door of our studio. We also have disposable masks and gloves, disinfectant spray and wipes, and hand sanitizer readily available for our guests. Our beach bungalow has a big open kitchen with shaker cabinets, retro stove and fridge, exposed shelves and large soapstone island. It is connected to the living room with large west-facing windows. All three bedrooms can be used, one of them is an actual bedroom, one is a study, and the other is a guestroom with twin bed. There is also a front yard and back yard as well as storage under the house. It is available for photo and film shoots. Bungalow is 3 blocks from the beach and 3 blocks from the bay. In-person scout recommended. The house is elevated 8 ft, 1 flight of stairs are required to get to the door. Important note for film shoots with dialogue/sound: The location is close to JFK meaning you will be able to hear air traffic.

Please send an inquiry with a description of your project, not a booking request. Film and Video productions (as opposed to still photography) have an additional fee of +$200/hour (i.e. $140/hr (base) + $200/hr (film surcharge)) = $340/hr for film and video projects. This surcharge is due to heavier footprint, wear & tear, and EQ associated with these shoots. Additional costs: - 1x $500 Site Rep Fee - 1x $400 Cleaning Fee These two fees have been combined and are reflected in the listed cleaning fee. We require all bookings to put down a Security Deposit (5x hourly fee). This Security Deposit will be returned to your account within 5-10 business days assuming no damages occurred during your shoot. The hourly base rate increases as your head count increases. Please plug in your crew numbers to calculate your base rate in the Giggster widget. Someone from our team will be on site with you for the duration of the shoot to orient you in the space and also to verify that all rules are followed. We have a 10 hour minimum for all locations. If you book for 6 hours, you will be charged for 10 hours. You must let us know if your schedule shifts for any circumstance. The safest way to plan to avoid overages like OT is to schedule yourself for the full 10 hours even if you do not anticipate needing the full amount of time. Large impact network/commercial filming will require a customized fee schedule. We do not accommodate discounts and cannot be flexible with minimum hours.
