This section is a little long, but there is a lot of useful information and FAQ/fee answers. By booking this space, you are agreeing to comply with all of the rules listed below. Please review them carefully to make sure that your event and guests will be compliant.
IMPORTANT: Your reservation hours must include setting up, breaking down, cleaning up, loading out and leaving the building so please take that into account or overtime fees will apply.
RESERVATION HOURS: The posted rates apply to regular business hours: Monday – Friday 8am-8pm and Saturday – Sunday 9:30am-6pm. This venue is not available outside of these hours. Booking minimum of 5 hours.
DAMAGE DEPOSIT: Depending on the nature of your event, number of guests, and equipment we may require a refundable damage security deposit.

SCOUTING/TOUR: We encourage you to come check out the space before your desired booking date so ensure it is suitable for your needs. This is FREE! :)
PARKING: We recommend parking at the rooftop parking lot across the street (300+ cars) and we can put you in contact with the parking manager. From our penthouse, you’ll have direct view of the entire parking lot. There are other parking lots around the block, metered street parking and yellow loading zones at the entrance. If you need to unload/load lots of equipment, there is an alley, loading dock, ramp and freight elevator available Monday – Friday 8am to 6pm. Loading ramp / freight elevator access is available on all other hours and weekends with advanced notice.
PRODUCTIONS WITH OVER 25 PEOPLE or HEAVY EQUIPMENT: Please contact us for a custom quote. Pricing will be a little bit more due to the heavy impact of bigger productions.

PERMITS: It is your responsibility to be in compliance with all the applicable city and state permits. Film productions can obtain permits via Film LA.
MUSIC: We only allow LIGHT background music that permits normal voice level conversations. Loud music (i.e. club or dance level) is not allowed. The limit is 80 dB. Failure to comply may result in immediate eviction.
ALCOHOL: Only complimentary (open bar) cocktails, wine, champagne and beer are allowed. Straight hard liquor is not allowed (e.g. tequila or whiskey shots). Alcohol sales are forbidden due to California state law permit issues. Failure to comply may result in immediate eviction. Security guard(s) will be required if alcohol is present.
SMOKING AND ILLEGAL DRUGS: Both are 100% prohibited inside the penthouse or anywhere inside the building. Failure to comply may result in immediate eviction.
MINORS: Nobody under the age of 21 is allowed in the penthouse without prior authorization.
PETS: Sorry, but Fluffy isn't allowed in the penthouse unless he/she is a service animal with a valid permit.
FIRE SPRINKLER SYSTEM: Please do not hang or tape or cover the fire pipes or sprinklers. This is a huge fine from our friends at the LA Fire Department. A minimum fine of $500 per occurrence will be charged for not complying. Just don’t do it!
FIRE ESCAPE LADDER/BALCONY: The LAFD doesn’t want you hanging out there, which includes for photo or film purposes. Non-emergency access is strictly prohibited.
SECURITY CAMERAS: Please don’t touch or cover them. We do record 24/7.

PROPERTY DAMAGES: You are responsible for leaving the space in the same condition as prior to commencement. A walk-through inspection will be conducted before and after all bookings. Reasonable damage charges will be negotiated with you and billed within 72 hours unless a deposit was required for your booking.
WEAR AND TEAR: Reasonable wear and tear in regard to the premises’ white walls, white furniture and white curtains is defined below in items A, B, and C.
A) WHITE WALLS.: Wear and Tear on the white pained walls is defined as stains that will come out with Mr. Clean Magic Eraser and Formula 409 Cleaner Spray. Any other stains, scratches, dents, created will be considered as damage to the property that needs fixing.
B) WHITE FURNITURE: Many of our furniture pieces are white/ivory leather, pleather, bonded leather, vinyl, linen, wood, and plastic. Normal stains can be removed in these materials with a regular leather cleaner or Windex and a soft white sponge. Wear and Tear on the white furniture in particular is defined as stains that will come out with Mr. Clean Magic Eraser and any leather cleaner spray or Windex. Any other stains, scratches, dents, created will be considered damage to the furniture and will be charged accordingly to the size and nature of the damage. Whereas damage is incurred and the furniture piece is deemed not repairable, the full cost to replace the furniture piece will be required.
C) WHITE CURTAINS: All the studio curtains and scarves are white, either Sheer See-Through Voile or Crinkle White Crepe. Wear and Tear will be defined as all stains that can be removed from washing the curtains in a regular laundry machine with regular soap. All other stains, rips, holes, will be considered damage and will require the full cost to replace each individual panel or scarf.
MISC. FEES: Lost bathroom keys $30 fee (please don't take them home!). Unorganized, stained, removed curtains $10/window. Lost or damaged AC remote control $75 fee.
SECURITY GUARD FEE: Depending on the crew size and amount of equipment, we may require you to have security at $30/hr per guard.
CLEAN UP FEE (MANDATORY): You are required to conduct a quick clean up which includes sweeping the floor, wiping the chairs/tables/appliances, hanging back the curtains/sheers and take the trash bags to the dumpster located in the loading dock area. In addition, a $200 fee will apply for events with no alcohol or $300 for events with alcohol. This fee may be waived for production crews with professional cleaning crew.
