Creative Studio Space in the heart of Downtown Los Angeles on 7th & Spring. Available for hourly, daily or weekly rental. We are close to the 10, 101, 110 & 5 freeway. This space is great for all types of events. Convenient parking lot next door for easy loading/ unloading. Pictures don't do this loft space any justice. 10 floor to ceiling windows overlooking all of DTLA & 30 plus feet of white wall space flooded with a ton of natural light! PHOTO: Daily $100 per hour (up to 50 people) FILM / VIDEO: Daily $150 per hour (up to 50 people) EVENTS: Daily $200 per hour (up to 100 people), Custom quotes are available for full day, multi-day, or bigger productions. IMPORTANT: Your reservation hours must include setting up, breaking down, cleaning up, loading out and leaving the building so please take that into account. This is FREE! :) RESERVATION HOURS: The posted prices above apply to regular business hours: Monday – Friday 8am-9pm and Saturday – Sunday 10am-7pm. All other hours, please contact us for a custom quote (it will cost a little bit more due to the required building security guard presence). Booking minimum of 3 hours. Reservations are available 24 hours a day. Please note that you must be out of the building by the end of the booking hours or overtime fees will apply. OVERTIME: If you exceed your booking time, a rate of 1.5 times will apply in 30 minute increments (e.g. $100/hour becomes $150/hour for just the overtime hours). There is no grace period for clean up/load out; overtime fees will apply. PARKING; Convenient parking lots next door, metered street parking and yellow loading zones at the entrance. If you need to unload/load lots of equipment, freight elevator available Monday – Friday 7am to 9pm. Loading ramp / freight elevator across is available on all other hours with advanced notice. PROJECTS WITH OVER 50 PEOPLE: Please contact us for a custom quote. Pricing may be a little bit more due to the heavy impact of bigger projects. EXTRA / HEAVY EQUIPMENT: Please contact us for a custom quote. Pricing will be a little bit more due to the potential impact of additional equipment. SMOKING AND ILLEGAL DRUGS: Both are 100% prohibited inside the penthouse or anywhere inside the building. Failure to comply may result in immediate eviction. Just don’t! ALCOHOL: For events, serving complimentary light drinks is OK (i.e. cocktails and wine; no beer or hard liquor), but alcohol sales will require a California ABC special event permit. MUSIC: Loud music (i.e. party level) is not allowed, but normal level music is OK if you are shooting a music video. FIRE SPRINKLER SYSTEM: Please do not hang or tape or cover fire sprinkler or sprinklers. This is a huge fine from our friends at the LA Fire Department. A minimum fine of $500 per occurrence will be charged for not complying. Just don’t do it! FIRE ESCAPE EXTERIOR LADDER/BALCONY: The LA Fire Department doesn’t want you hanging out there, which includes for photo or film purposes. Access is prohibited. SECURITY CAMERAS: Please don’t touch them or cover them up. We do record 24/7. PROPERTY DAMAGES: You are responsible for leaving the space in the same condition as prior to commencement. A walk-through inspection will be conducted before and after all bookings. Damage charges will be negotiated with you and billed via peerspace within 7 calendar days. CLEAN UP FEE: An additional fee starting at $150 will be charged if clean up is required. CLEAN UP FEE: An additional fee starting at $150 will be charged if clean up is required. This includes sweeping the floor, cleaning the tables, refrigerator, microwave, and hanging back the curtains/sheers. You must take the trash down to the dumpster located downstairs.
