The following spaces are included. OTHER SPACES POSSIBLY AVAILABLE, ONLY if agreed to in writing. Anything not agreed to in writing cannot be filmed, or entered.

All interior spaces described are on the same floor. All other spaces and floors cannot be entered without prior written approval.
Rules:
1) Please keep in mind that people live in the mansion and treat them with respect.
2) While your rental allows access to the rooms stated, your team may only be in TWO rooms at a time. This enables you to have one room on camera, while the crew is in an adjacent room off camera. You may not "take over" three rooms at a time.
3) The foyers are the most difficult place to shoot, because they are needed for passage between rooms. If you elect to shoot in a foyer, please be respectful of the residents' need to pass through.
4) The kitchen is not available. It is reserved for use of the residents.
5) Out of respect for residents, please use ONLY the basement bathroom.
6) Street parking is consistently very easy. On-site parking MAY be available IF arranged in advance. No on-site parking without prior arrangement.
7) Due to ongoing improvements, and the challenges of constantly updating photos, decor may differ from posted photos.
8) No violence may be depicted on the property. Nudity is allowed, but NOT waist down, frontal.
9) Owner may provide rights to film some of the artwork, without charge. To be filmed, this artwork must be explicitly stated, in writing. Filming any artwork or copyrighted material without owner’s written approval is at your own legal risk.
10) Anyone not on camera shall wear shoe coverings.
11) Please clean up after yourselves.

You are welcome to supply alcohol and food on your own. No alcohol/ food minimums and flexible rental hours.
In addition to the rental rate, I have a $150 cleaning fee associated with all rentals. This covers the cost for a cleaner to service the space after your rental and remove all trash.

With three bedrooms and three and a half bathrooms in the main house, accompanied by a detached fourth bedroom featuring a full bathroom, this unique sanctuary provides an ideal backdrop for hosting a wide range of events and productions.
This space is one of the few remaining and utterly beautiful lofts in San Francisco. Cherry wood floors, large windows, large open floor plan allows the furniture to be arranged for almost any kind of event. Large, well-equipped kitchen with two ovens and two refrigerators. We do have an in-house sound system, which gets loud enough.
We have been hosting events for a few years in this space, usually on Saturdays. If you want the space on a Saturday, please contact me directly to confirm availability before booking.

HOUSE RULES
Please return the space as you have found it, and remember that all wrap and clean up time is inclusive of booking hours.
-Studio may be used for photography, video or similar, with the exception of those activities that require, but are not limited to, the use of specialized ventilation, chemicals or flammable props. Studio may be used only for legal business activities.
-There is absolutely NO SMOKING, alcoholic beverages, non-prescription or illegal drugs allowed in the studio.
-Excess trash that does not fit in the bins provided will need to be disposed of off premises.
-Space is suitable for up to 15 people- please inquire if you will have more.
COVID-19 SAFETY:
The studio is fully cleaned and disinfected prior to the arrival of all new guests. Please be prepared to follow the recommended CDPH guidelines and safety procedures while working in the studio, including 1) wearing a face mask at all times, 2) washing and sanitizing your hands at regular intervals, and 3) maintaining a 6-foot distance from others wherever possible.
We have a limited amount of PPE and cleaning supplies on site, but encourage you to bring your own.
INSURANCE: Please provide a COI. Insurance may be obtained through Eventhelper.com. Please list the host as additional insured.
EQUIPMENT SUPPLIED: Marea Productions agrees to provide equipment in good working order, but makes no guarantees as to equipment’s functionality or suitability for Renter’s purposes. Company is not liable for acts out of its control such as power outages, weather or emergencies. In such cases, Marea Productions will refund a prorated portion of Renter’s payment based on actual times studio was non-usable.
Renter agrees to return all equipment in the condition it was provided and to notify personnel of Marea Productions Inc. of any damage, failure, or change in equipment provided.
This is a live work loft. I live upstairs and my bedroom door remains locked during events! The space downstairs is an open 1400 sqft. on its own. You may have access to a 2nd bathroom upstair with an additional cleaning fee by request although its never really needed. Our large metal warehouse door opens up to the street for easy loading and unloading. The front door is in a gated community and it has a ramp for wheelchair access. We've hosted everything from cooking classes, yoga classes to photography classes in this space!
Our bakery dining room is an intimate, yet spacious place for a special event, meeting, or gathering. We have 3 - 8 foot tables perfect for family/communal seating. We also have counter/stool seating.
