Rules: 1) Please keep in mind that people live in the mansion and treat them with respect. 2) While your rental allows access to the rooms stated, your team may only be in TWO rooms at a time. This enables you to have one room on camera, while the crew is in an adjacent room off camera. You may not "take over" three rooms at a time. 3) The foyers are the most difficult place to shoot, because they are needed for passage between rooms. If you elect to shoot in a foyer, please be respectful of the residents' need to pass through. 4) The kitchen is not available. It is reserved for use of the residents. 5) Out of respect for residents, please use ONLY the basement bathroom. 6) Street parking is consistently very easy. On-site parking MAY be available IF arranged in advance. No on-site parking without prior arrangement. 7) Due to ongoing improvements, and the challenges of constantly updating photos, decor may differ from posted photos. 8) No violence may be depicted on the property. Nudity is allowed, but NOT waist down, frontal. 9) Owner may provide rights to film some of the artwork, without charge. To be filmed, this artwork must be explicitly stated, in writing. Filming any artwork or copyrighted material without owner’s written approval is at your own legal risk. 10) Anyone not on camera shall wear shoe coverings. 11) Please clean up after yourselves.

It is a great backdrop for many event and production types and is easy to adjust for your specific needs or style vision. 2600 sqft studio theater with 1300 sqft sprung stage floor and risers w/ seating for 50-60. We are an intimate venue for performance and events of all kinds. Suitable for dance, performance art, small theater, salons, pop up, fashion shows, music videos, and anything you can imagine! Our 20' west facing windows allow for wonderful natural light and plenty of theater and strobe lighting for photo and video work. We have a small kitchen facility and a functioning clawfoot tub and shower. One bathroom ADA accessible.

Our informal art gallery space is available for private events of all kinds. The building includes approximately 6,000 available square feet spread across two floors, and can easily be subdivided to suit your needs. Located in a former Castro bathhouse, it’s gritty, edgy, and exudes authentic San Francisco character. A spacious, well-lit "L"-shaped open area on the second floor serves as the main event hall. A dark and funky maze area completes the upper floor. Downstairs are a series of flexible open spaces, offices, a functional steam room, and a communal shower area. All throughout the space you will find beautiful artwork from local SF artists serving as an eclectic backdrop for your guests. We ask that guests show respect and care for the exhibited artwork

Enclosed by garden beds full of cacti, bougainvillea, citrus trees and roses, our spacious courtyard offers ample space for a private event day or night. Seating includes several large cushioned benches, cafe tables and benches, with additional wooden chairs that can be pulled as needed. The space is illuminated at night by charming street lights, and the front gate can be closed and operates by key code for extra security. Restrooms are easily accessible for guests. Our space is located in a 7,800 sq. ft space. Our space consist of 4,000 sq. ft of office space with multiple offices, editing suites, common/waiting area and themed rooms. Our studio includes a 32′ x 30′ cyclorama wall with a power grid of 16 x 30 amp edison outlets and a 3 phase 100 amp breaker with cam lock. 24'x16' green screen with lighting grid, make-up/dressing area and kitchenette. Additionally, we provide a fully loaded 3 ton grip truck and a 1 ton sprinter van with numerous lighting packages available varying from Kino-Flo, Mole-Richardson, ETC and Arri lighting. With a convenient garage door connected to the studio, you can easily drive set pieces, grip trucks, or anything you’d like right into the studio. This 1300 square foot corner loft is a bright space with 20ft floor to ceiling windows on two walls. East and South facing, lighting is ideal for photo and video shoots as well as events of all kinds. Occupied by two artist/designers, the apartment has various spaces within offering a variety of vintage inspired sets. The upstairs living area/VIP lounge overlooks the main room which consists of two additional seating areas, dance floor, bar, kitchen, and a funky music studio with daybed. The studio is separated by a velvet curtain that can be open or closed. For private events, the Loft can comfortably hold up to 75 guests with a bathroom on each floor. The massive walls are covered with immersive art installations and psychedelic inspired paintings and sculptures. For an additional fee media can be projected onto the walls. The railing contains sound reactive LEDs that track from the bottom on the stairs to the top of the Loft. Additionally, there is a 500 square foot balcony with ample seating, fire-pit, and heater over looking Bay View with visibility of the Bay to the East, Bernal Heights to the West, and beautiful mountains to the South. Combined with dozens of plants, the loft feels like an overgrown gallery/night club from the 70s.
