Cozy Furnished Room for Film & Video Shoot

This is a perfect cozy space to shoot daytime scenes for your short or feature length film, TV program, public access show, commercial spot, etc., especially for a nursery, playroom, or teen's bedroom, chiropractic or massage therapy scene with or without our traction/decompression table. (It is older but in perfect working condition.) You are welcome to affix art, etc. to the walls. Keep in mind, these are Florida walls...only one of the three are solid-the wall to the exterior of the house. Any holes to be made in the walls or paint color changes must have prior approval and be done/repaired by your crew, space paid for that time as well. You can use the clean single bed/memory foam mattress, bedding (2 different comforters, white or purple sheets), pillows, desk, chair, luggage rack, corner cabinet, garment steamer (not as good as a professional one sorry!), old school decompression table, tea table, lamp, mirrors, art, stepladder as props and/or set dressing. Any damaged items will have to be replaced at your expense. Note the bed holds up to 350 lbs., and the drawers in it (covered by the comforter) are busted. If you need to move existing furniture, etc. out of the room to empty the space, no problem. Please protect it under a tent/canopy outside or in the living room (provided we have walking space), and put items back as you found them. The small stuff ie knicknacks, bag, pillows, bikes, Franchi can move for you before you arrive, at your request. The closet is full but can be completely emptied upon request at least 24 hours prior to your shoot. Please note in the photos: scuff on one floor tile, ceiling fan (not in photos) cord is NOT run through the ceiling/wall yet. Your electrician(s) can do this or tape it out of your way/cover it...Feel free to take the existing blinds down/put them back up, install other window dressing for your set. Finally, the guest bathroom is for use by your cast and crew and can be locked down as an additional set at no additional cost. You can change the shower curtain, paint the walls (prior approval on all painting), remove/replace mirror, cabinet, waste basket, tp holder... You can take interior doors off the hinges if it makes it easier for your cameraperson/crew to move around, but you will need to put them back when you wrap. If you need candlelight, we ask that you use alternative flameless candles. Prop weapons, including guns and blanks, are allowed with prior approval by Franchi, who is a Prop Weapons Specialist/Chief Range Safety Officer. A dedicated props person must be on set at all times with said weapons, or for an additional cost TBD, Franchi will offer her services to you. Any special effects fluids/make up/blood and the like needs prior approval. If your scenes call for it to touch the bed, bring your own bedding. All intentional spills, etc. must be cleaned by your crew. Please bring cleaning supplies, although of course we have some you can use. No bleach. We don't mind any noises/dialogue/music, etc. you need for your shoot, but please keep in mind very loud sounds could make the dogs bark. You may want to apprise Franchi before your roll, so we can nip that in the bud and save you a take or two. Two of our three dogs are well trained if you need one for you shoot: an old male pittie mix service dog and his "brother", an older male JRT you see in some of the space photos! Charges for that can be discussed. As this is a private home, we reserve the right to refuse certain productions, namely pornography and occultism. If there is any question, please submit your script or scenes to Franchi before booking. We also kindly ask for a copy of your daily call sheet.
