I am so excited to join the Splacer family. I'm an Independent Designer that has an AMAZING space to share with up and coming desingers, directors, students, photographers, and all creatives. My space is located in the trendy South Park area of downtown LA.

The Space

This chic glamorous Hollywood Regency / Victorian (I know it doesn't go DTLA loft is a Velvet Dream engulfed in 20ft ice silver drapes, it's like being inside a jewelry box. I designed this space to be perfect for shooting or filming. There are several different areas to create your masterpiece. I was able to create 10 different setups downstairs alone without even trying, so who knows what you can come up with. There is also a Black Gothic Bedroom with black velvet drapes and a Rose Gold Victorian Sitting/Dressing room with rose gold satin drapes upstairs. We have dividers, neon signs, velvet drapes, Marble, Ornate wall, Millwork wall, antiques, custom chandeliers, trees, glam... THIS PLACE HAS IT ALL. Get in here while we have our introductory rate until June 2019 $$ Then the rate goes up $$$. -Studio equipment is included with all bookings. RULES GUEST -Anything over 12 guest will require an additional $10 per hour per guest. Up to 25 ppl. (Prior to booking) If you have more guest than your booking agreement states, you will be charged an additional $100 per person along with the additional $10 per hour, so please make sure your guest count is accurate. (i.e 1 additional guest cost example: 1 person x 8 hours + $100= $180) FURNITURE Everything can be moved around including furniture. Please put the furniture back the way you found it or will result in a $50 fee. DAMAGES Damage to any studio equipment (Lighting, Stands, Boxes, Furniture, and Props) will result in a replacement fee along with the cost of the equipment. No nails, screws, staples or penetrating items should be used on the walls. Damage to the white rugs will result in a cleaning charge of $150. Damage or marks on the white framed wall: There will be a repaint fee of $100. All damages (walls, floors, furniture, etc) will be billed to the credit card on file. OVERTIME All booking start and end times are inclusive of setup and tear down time, so please include that in your reservation. The space must be vacated and all items brought into the space must be removed by the end time of your booking reservation. Overtime will start to accrue 15 min after your booking time has ended. The overtime rate is $150 per hour and will be billed for a full hour 15min after your booking, NO EXCEPTIONS, so please plan accordingly. If you need additional hours please request/adjust them before your booking date. NOISE I have a zero-tolerance policy with noise complaints. I ask that you please respect my neighbors and keep noise to a minimum. Music can be played but keep it at a decent level (I mean we do have a Sonos speaker for the turn up). If I receive a noise complaint you will be promptly evicted from the property. Noise curfew is from 12 AM to 6 AM M-F. CLEANING Cleaning fee is included in the hourly rate, and you are expected to leave the space in the same condition as they found it in. Please respect the space and clean up before the end of your booking (Sweep the floor to clean up hair, put all trash in the trash can, and all used dishes must be washed). Please remove any equipment or rentals you bring in. Please take care of my space. Any tape or gummed backing materials must be properly removed. Use of the shower will result in a $150 cleaning fee. Don't leave trash laying around or it will result in a $150 cleaning fee. A walkthrough is REQUIRED before and after all bookings. SMOKING NO smoking or VAPING on the property PERIOD (Not in the building, not in the hallway, near the door, or in the studio), you can smoke outside in front of the bldg or in alley. If I smell smoke during the walkthrough there will be an automatic charge of $175 to the credit card on file. ILLEGAL SUBSTANCES The use or involvement of illegal substances is strictly prohibited and will result in eviction from the property and may result in law enforcement participation. MISCELLANEOUS No glitter or confetti can be used. There is no frying allowed on site or any cooking that will create a large amount of smoke.
