*** PLEASE NOTE PRICING LIST BELOW BASED ON PRODUCTION SIZE! - Posted hourly rate reflects small cast/crew projects 10 PERSON MAX – LARGER GROUP RATES BELOW. Thank you for checking rates below. *** OVER 25 YEARS OF LOCATION EXPERIENCE! This 2400 sq ft traditional home on a huge wrap around corner lot in Sherman Oaks with BIG pool has many different room AND looks to shoot and has completely private backyard! Open floor plan in dining room and kitchen and a unique, HUGE wood cabin-like family room with high vaulted ceilings has been everything from Santa's workshop to a fishing cabin! POOL 42 x 20 - recently resurfaced, unheated. Beautiful outdoor lighting at night. UNIQUE CABIN LIKE FAMILY ROOM 22 x 25 - Tongue and groove paneling on walls and ceiling. Wood burning fireplace, garden window on one side and door and windows to the pool on the other. Vintage bar in the corner of the room. HUGE FRONT LAWN wraps around this corner home. White picket fence and brick walkway lead to front and side doors. Front of home has Huge bay window and two bedroom windows with shutters. Tall bushes shield the side of the home which has a private brick patio. Property is well maintained with seasonal and year round foliage.Pictures are taken in the spring - - greenery varies per time of year UNRESTRICTED, abundant street parking. Plenty of parking for large production vehicles! Please scout this location prior to load in to address any questions prior to shooting. One hour of scouting per shoot. Additional scout time at the rate of $50.00 an hour. Please note, porta potties are required for cast and crew over 25 people. HOURLY RATE TABLE (Prices DO NOT include SPLACER Guest Processing Fees) up to 10 person cast/crew - $130/hr = $780/ 6 hr min 11 to 20 person cast/crew - $200/hr = $1600/ 8 hr min 21 to 30 person cast/crew - $275/hr = $2200 / 8 hr min PORTA POTTY REQUIRED Over 30+ cast/crew -------- $325/hr = $2600 / 8 hr min. PORTA POTTY REQUIRED OT will apply after 10 hours at time and a half. Additional fees for some weekends and holidays. PLEASE ASK. FILMING, PHOTO SHOOTS & PRODUCTION Please be clear, communicative and up front with what you're looking to do with your production. I truly want to make your project a success! When you inquire, please include as much information as possible, including but not limited to: total number of cast & crew, dates, hours (including load-in/load-out, setup and teardown) and any other information you feel is pertinent. NO FIREARMS PERMITTED AT THIS LOCATION. FURNITURE AND FLOORS Please get permission to remove or rearrange the furniture and plan to return items to their original location. All furniture must be stored inside the home. The owner is happy to move small breakable and valuable items. Moving furniture or clearing bar or bookcases must done with owner and included in your set up time. Floors must be covered with Ram Board, including path to the restroom. SMOKING No smoking IN the home. Smoking is allowed in the backyard and front yard, on the street, but production must provide disposal receptacles for ALL cigarette butts. RENTAL PERIOD Must include your full setup and complete breakdown. Please allow enough time for your production to return the property back to its original condition. Sorry no grace period. Any overlap will result in additional fees at time and a half. ANIMALS Please ask. No animals allowed if not previously cleared with host. Yes! Someone brought an alligator without asking!! NOISE Please respect my neighbors homes and act as if they were your neighbors. Please, keep all unnecessary noise to a minimum outside. Atmosphere like FOG or pyrotechnics at location must be disclosed and discussed with host. BATHROOM The house has one bathroom at all times. (On some dates, 2 bathrooms can be made available). Please provide toilet paper and paper towels for your production use. PLEASE NOTE: Productions with over 25 cast and crew members will need to provide portable restrooms. DAMAGES I understand accidents happen, so please be communicative with me, immediately, if something gets broken or damaged. Any plants or grass that is destroyed must be replaced. A walk-through (with pictures) is required before and after all bookings. Not responsible for lost or stolen items. FOOD & DRINK Food and drink permitted outdoors (unless scripted on set). Please no drugs use or alcohol consumption at this location. Please set up craft services outdoors (weather permitting). Can be put in the garage if necessary. PARKING. Unrestricted street parking is abundant. LOADS of space for large vehicles. Please be conscientious about noise near parked vehicles. CLEAN UP All trash must be removed from the premises prior to the end of your booking. Please leave everything as you found it - -clean and tidy. RECYCLING We strive to be green. You are welcome to recycle plastic bottles and cans in the large blue recycle bins next to the garage. INSURANCE Guests must provide insurance certificate for large productions - with property owner named as additional insured), and valid permits for all vendors. LOS ANGELES FILM PERMIT (if applicable) may be required, depending on nature of production. Please plan to secure all necessary permits prior to day of shoot. NOT INCLUDED IN RENTAL FEE Plastic or Paper flooring covering - all floors must be covered with new RAM board Props unless previously discussed with host Linens, Dishes and Cutlery - sheets, towel, pillows, napkins, paper towels, toilet paper, etc. Lifeguard at pool (use of pool must be disclosed to the host)

Location adheres to CDC guidelines for production. Please provide masks and sanitization station for your cast and crew. No back to back booking to allow ample time for cleaning and ventilation between use.
