The Space

A creative, converted warehouse designed for an inspiring and ideal environment. An 1800 sq.ft design forward space which is ageless, modern, industrial, bright, with a creative and memorable bar /club esthetics and a one of a kind art installation. High ceilings, concrete floors, natural lighting and customizable by the user for a multitude of different looks. Excellent for filming, photoshoots & event location! The layout is beautiful as is, with room for your creativity as well. Car and lounge areas in the photos are interchangeable or can be removed for extra space. We have 3 TV’s, and a projector for screening your favorite films. We have a complete sound system and much much more. It really is something you have to see. The space is equipped with RGB LED light bulbs where you could change the colors of each individual light bulb via our wall mounted tablet. We have 15ft ceilings, 2 bathrooms and a shower, WiFi is also available. You will really love creating your film, photo shoot or event here. You’ll be amazed at how accommodating we are. Security deposit of $500 is required upon booking along with a copy of a valid photo ID or drivers license. Bookings $1000+ must pay $1000 security deposit min. 2 business days prior to first shoot day. The security deposit will be refunded within 72 hours from the close of the event unless damages have been reported. When booking your event please include time for set-up and break-down. Hourly rates are per crew/guest size. Additional guests, other than agreed upon: $50/person Week before event, if there is a date/time change, then a change fee will apply. Change fee: 1-4 hours: $100 - 4+ hours: $250 To avoid overtime, ALL guests and equipment must be outside studio AND parking lots before hard-out. Overtime is charged at 1.5x the hourly rate. Billed in 30 minute increments. Business hours are 8am to 10pm. Outside business hours add $50/h Overtime after 10pm is charged as follows: hourly rate + $50 x 1.5 Leaving a hot set overnight $500 per day. COI required for the amount of $1,000,000.00 (Minimum) Insurance: Bookings $1000+ must provide COI min. 2 business days prior to first shoot day. RULES: Site reps have no authority to allow, change, or switch anything that has not been part of our written agreement here. All correspondence is strictly kept on Splacer. It is the renter’s responsibility to be in compliance with all the applicable city and state permits. Space is limited to 40 people for events. Prohibited Items include: adult films, cooking, smoking, drugs, fire, pets, feathers, confetti, sand, rice, flour, paint, aerosol spray cans, fireworks, glitter, oil-based fog machines or fake blood, weapons. When in doubt, please ask. Alcohol not provided. Guests must provide their own alcohol. No drills, nails or screws. Damage fees apply. Prop weapons must be accompanied by an armorer. No police uniform or gun props outside the building without proper permit -Do not tamper with security cameras. Footage is strictly confidential and recorded 24/7. Children must be accompanied by parent or guardian. *** Please note, this is NOT a sound proof space. We would highly recommend bringing in great audio recording equipment and sound proofing tools as we could not control the sound from our surrounding area. CLEAN UP: To avoid overtime, ALL guests and equipment must be outside of the studio AND parking lots before hard-out. Take photos if you move any props so you can put them back where they belong. Space must be left as found and all trash must be removed. If not, a $150 cleaning fee will apply. Trash which doesn't fit in provided bins must be taken from the premises. All tapes must be removed. No smoking inside building. All cigarette butts need to be disposed of or additional $50 clean-up fee will be added. Renter’s responsibility to clean bathrooms before leaving. *** Your setup / clean up has to be WITHIN your booking period. The starting time you've booked here might be landing exactly right after the another group's booking period as there is no a way to put buffers in between booking here. Please ASK to confirm. Damages: Accidents happen, just let us know! A walk-through inspection will be conducted before and after all bookings. We assume no responsibility for lost items. Please have fun.

The safety and well being of our guests is our top priority. We are committed to the overall wellbeing of our guests and have taken additional measures to ensure the cleanliness of our space. We have updated and developed cleaning and safety policies to help limit the impact of the COVID-19 spread on our guests and employees. Cleaning We are implementing enhanced cleaning procedures in our space to protect our guests. These include: Our staff is following the cleaning and hygiene guidance recommended by the CDC. We are thoroughly cleaning our space and all shared surfaces regularly, before and after each booking, with disinfectant. We use detergent to remove dirt, grease, dust, and germs. Once the surface is clean, we spray with a disinfectant. We ventilate the space before and after cleaning Hygiene While our space is in use we ask to please follow these hygiene guidelines: Wash your hands frequently and properly. Use your arm or sleeve when coughing or sneezing, and use hand sanitizer regularly. Dispose of tissues immediately and wash hands or use sanitizer any time you have used tissues. If You Are Sick For everyone's safety, we are asking guests who are displaying even mild flu-like symptoms, including fever, cough, and cold to stay home. Please notify us if you or one of your team members or guests are diagnosed with COVID-19 and have used our space or facilities in the past 30 days. Social distancing We are strongly encouraging our guests to keep social distancing while meeting at our space and will not allow bookings for a large number of participants.
