A Certificate of Insurance (COI) is mandatory for all companies that book us for productions, meetings, and events. For individuals, we can refer trustworthy and affordable COI suppliers and walk you through the process, as we do with all of our clients.
We always grant our clients two free visits: one free visit of up to 30 minutes before you book, and one free tech scout (a more technical visit) of up to 1 hour after you book. Additional visits will be charged by the hour.
Please note other fees may apply, depending on your needs.
Typical additional fees include: early load-in fee (if you need to bring items before your reservation starts); delivery fee (if you need to deliver items to the space before day-of); special trash pick-up fee, depending on the amount of trash bags generated; late pick-up fee (if you need to pick up items the next day); art removal fee; etc.

★ INSURANCE
All Studio A bookings require a valid Certificate of Insurance. If you don't carry insurance we are happy to help you easily obtain short-term coverage, just let us know if we can help.
★ OCCUPANCY
Maximum occupancy is 20.
★ AUDIO RECORDING
Our studios are not sound-stages and are located in a building with other tenants. Productions successfully roll sound here however since every production is different we strongly urge that you schedule a time to scout to see if our studios meet your needs. We cannot advise on nor make any claim to the suitability of the facilities for recording audio for your production. Since we sometimes are hosting multiple shoots in our facilities and there are other tenants working in the building we are unable to create special audio-recording conditions. We, nor our guests, can not disturb other teams working in our studios nor other building tenants with requests to accommodate audio-recording needs. Renter assumes all risk for productions requiring audio recording.

Our facilities are uniquely modular and can be utilized as private, stand-alone studios or combined to seamlessly expand your workspace. Hit is up for suggestions on combining the studios for your needs.
★ ADDITIONAL THINGS TO NOTE
• No smoking or open flame permitted in the studios or building, including hallways, bathrooms, stairways, building entryway, and landings.
• No drug or alcohol use.
• Studio usage is limited to photo and video shoots. Any other usage is prohibited. Usage must be identified and agreed upon at the time of booking.
• Maximum occupancy is 20 people.
• No set construction is permitted within or around the studio or building including hallways and sidewalk.
• Out of respect for our neighbors, studios have a volume limit & live performance of any kind is not permitted.
• Personal camera & personal digital are welcome. If you wish to bring in any other equipment, a fee of $600 per day applies.
• No liquids permitted on the cyc.
• No equipment or people permitted on the curve (radius) of the cyc.
• No gaffer tape allowed on the cyc.
• Any and all usage of loose glitter or confetti requires prior approval and is subject to a cleaning charge of at least $300.
• Any usage of foggers, hazers, fire, smoke or pyrotechnics is strictly prohibited.
• Any usage of HMI or Tungsten lighting is subject to an added electricity usage surcharge of $200.
• Animals are not permitted without prior written consent.
• Sofas, plants and other furniture cannot be relocated for usage as props. If plants or other furniture are in your way please let the studio manager know.
About our space: There are many plants and unique art including an astrological clock that we have made and collected over the years. We custom built the space and hope that you can feel the care put into the flow and look of the space.
If you have more than 10 people or an 8 hour plus booking, we require a $250 security deposit in addition to the cost of the booking. The deposit will be fully refunded by us within one day of your booking, provided there are no damages to the space or extra time.
We do not allow any drinking of alcohol in our space without making prior arrangements to hire one of our staff members to be present.
11-15 people charged at $145ph for photoshoots. Events on evenings and Weekends are $200ph and can have up to 30 people.

Designed and built as an experiment in the possibilities of loft living, surreality and commercial space, The Love Shack is one open main space with other small spaces inside the two human-size dollhouses, creating a unique Alice in Wonderland magical experience.
In this unique loft conversion almost every piece of furniture you see is an original design or an antique that has been heavily modified and restored.
Max capacity 50 standing, no more than 40 recommended. Casual seating around the space for up to 25, including the possibility of a formal dining setup for 10. (Alternatively, folding table and chairs may be brought in to seat 20 for dinner parties at additional cost.)
Full working kitchen.
Excellent sound system connects via Bluetooth.
HD video projection on to 7ft x 4ft screen via HDMI, Thunderbolt or Display Port from your laptop or phone.

House Rules:
Renter must book all time needed in the space, including for setup and cleanup.
Trash and recyclables must be separated and left bagged up in the garden to avoid additional garbage handling fee. Everything else brought into the space must be removed by the end time.
$750-$1000 security deposit (varies by type of rental) will be held separately and refunded the next business day following event, pending no damages or overtime.
Overtime is strict and charged per half hour or part thereof.
No smoking of any kind indoors, that is welcome in the garden only.
Absolutely no use of smoke/haze/mist/fog machines.
No use of decorations or anything else that sheds glitter please.
House speakers are for use connecting to phone or laptop only, DJs must bring and use their own equipment.

This is an eccentric and aesthetically rich artists loft and a bit of Williamsburg history. Established in 1989, Our open plan loft boasts a sunny southern wall of windows beneath 12ft ceilings where a vast, carefully curated collection of oddities both diverse & prodigious begs the eye to wander. From the walls of antique tools & implements, to hand-crafted vintage furniture, decorative and fine art objects, and taxidermy, it's a collection of collections and an experience not to be missed. Natural light shines on a garden platform with a wicker sofa, wood statuary and a jungle of plants. The spacious living room area features a long red velvet couch under our iconic tool display, a throne, a fainting couch as well as a large low coffee table. The back section of the loft has a wall of mirrors, a glass cabinet wall showcasing shelves full of oddities, a collection of antique cash registers and candelabras, and a ceiling & wall of beautiful reclaimed tin. The lavatory features a river stone floor, an antique claw foot tub with copper shower enclosure as well as an apothecary collection from the the early nineteen hundreds. In the Conservatory, which is just off the main room through tall double doors, a working 1913 Chickering stand-up piano sits beneath a gallery of historic and contemporary works of art including a collection of nineteenth century family portraits watching over our library of select books. The kitchen is fully equipped featuring a wall display of vintage kitchen implements, a refrigerator collaged with 1940s envelopes, and several glass cabinets of various eras.
This 2,000 square foot townhouse in Greenpoint is the perfect space for photo shoots, filmed interviews, and digital content creation.
Guests will have access to a fully equipped kitchen, and a fully furnished living and dining area. High ceilings, vintage furniture, fireplaces, and plants throughout the townhouse will give you a variety of aesthetics and looks whether on-camera or off. Guests will have access to our backyard and private patio.
Production equipment is not provided, but street-level access makes loading in and out very easy. Guests will have full access to the kitchen during their rental period.
We are a short 10-minute walk from the Bedford L train and a 5-minute walk from the Greenpoint Ave/Manhattan Ave G train.
Our facility is 2,000 sq ft w/ 15 foot ceilings, designed not only record an orchestra, but also as a creative space to host photo shoots, film screenings, intimate live performances, or VIP listening parties. We are a classic, large-format big room, analog and digital recording studio nestled in South Williamsburg. This hand-built space features Protools HD 32 I/O, 2 inch Studer A827 24 track analog tape machine, a fully restored Harrison 4032c 40-channel analog recording console (same series the Thriller album was recorded on), a baby grand Yamaha piano, an impressive mic collection, and more.
Please note while our usual people cap is much higher, we have temporarily capped count at 10 -15 people as per our new COVID-19 protocols to ensure proper social distancing. We have many other measures in place to continue hosting safe productions at our space, including new cleaning / sanitization protocols, placement of HEPA air filters, private testing options with fast turnarounds, etc.
Note, use of our control room is now only permitted for special circumstances and for an additional fee.
We are also a fantastic space for off-site meetings.
