I am happy to answer any question you may have, preferably new questions though that I haven’t thought of before! ;) This sun-filled home is a 1,400 SQ ft. Space located on the 9th floor with a breathtaking view of DTLA. This is a professional space dedicated for all types of events. Offsite bookings apply only Mon-Fri 8am-7pm (office hours) with a max. capacity of 12 people. For any other event, different rates apply and will increase the max. capacity to 18 attendees. Before I list down what’s included in your booking, please respect my number 1 house rule: If you use it, take care of it. If you open it, close it. If you borrow it, return it. If you turn it on, turn it off. If you move it, put it back. If you break it, fix it. (or notify me please) If you make a mess, clean it up. Pretty simple. Myself (and other hosts I’m sure) have put a lot of work into these lovely spaces, which is also my home. Please treat it as if it were your own. That’s all I ask! Now on to fun stuff… What’s included in your booking: - 1 Conference Table + 8 Chairs - 4x6’ Flip Whiteboard with magnets and assorted markers - 4 Kitchen Bar Stools and Kitchen Island - High Speed Internet - Bluetooth Speaker - Central AC/Heater inside the unit - Large spacious kitchen (all utensils included) with working Fridge, Oven, and Microwave - Vanity Mirror with two stools for Hair/Make-Up Artists. This can also be used as a mini bar for small events! - Library Room filled with decorative books, props, and a snuggly couch perfect for Photoshoots, Interviews, Talent Dressing Room, Game Nights, Gatherings, and Intimate Events. - Beautiful assorted plants that you can (carefully please) move around and use on set. - Yes, all the furniture pieces you see in the photos are available, movable, and usable. (Please take photos to reference placement at the end of your booking) - Two beautiful pets: Chester, the chillest cat and Coco, tiny human dog. (Please note that my dog stays with my at all times so no need to worry. My cat however, won't leave your side unless you push him to the bedroom he'll just sleep all day!

This dreamy loft space boasts 12 foot ceilings, polished concrete floors, and fantastic natural light all day long thanks to the charming 50 foot wall of eight large southeast facing windows. This gorgeous, sun-drenched, open spaced DTLA loft will inspire you everywhere you look! This downtown studio is perfect for photo and video shoots including: Editorial, Fashion, Beauty, Portrait, Product, Headshot, Commercial, Film, Kickstarter, Video, Promotional, Documentary, TV series, Web Series, Podcast, YouTube, Instagram, etc. It’s worth noting that the light is especially gorgeous, flooding into the space as early as 7am (these images were taken at 10:30 am) Also, the light can be controlled with black out shades if needed. To amplify the vitality of the space, you’ll also find many happy and healthy natural plants here. The projector is an especially interesting touch, and a cool addition to photoshoots and events. We have excellent parking and load-in accommodations. Parking is $8 flat rate for all day in the parking lot downstairs. We have a loading area with access to an elevator to make loading easy. IMPORTANT Booked hours must include load-in/load-out, set up, and tear-down or 1.5x overtime fees will apply in 30 minute increments. There is no free overtime. BOOKED HOURS Hours are calculated when the first person arrives and last person leaves. No refunds for any unused time. PARKING Parking is not included with your booking and it is a separate fee. Parking lots are independently operated and we are not responsible for any theft or damage. Several other parking lots with a flat all-day rate exist across the studio, street meters, and yellow commercial loading zones at the building’s entrance. ELEVATOR The elevator is shared among all tenants, it is on a first come first served basis, its use cannot be reserved during the standard hours of operation, requires a staff member. LOAD-IN / LOAD-OUT The elevator is accessible via the Santee alley entrance and vehicles/trucks usually park in alley by the entrance. Vehicles should be moved after unloading/loading to avoid parking tickets. SECURITY CAMERAS Please do not touch, cover or unplug the security cameras. Footage is strictly confidential and recorded 24/7.

PRICING TIERS: Okay guys so we just want to be clear to make things run smoothly. The pricing tiers listed below are set at the certain rates so that smaller productions can afford to shoot here. Before booking please look carefully at our pricing tiers to figure out what rate you fall into. Do NOT ask for the photo rate if you are shooting video of any kind or we will be adding the adjusted rate on your final invoice. Photo rate is for Photo only. Please be honest with what you are doing and let us know exactly how many people are coming. Each tier is based on impact to the studio. The more people the more utilities are being used. Once we have confirmed everything with you we will send you a custom rate depending on your production. Thank you. We depend on you to stay open and we set our rates to accommodate everyone. We give you a 15 minute grace period for load in. Photo Shoots: 1-10 People 150 per hour 3 hour minimum 11-20 People 200 per hour 2 hour minimum 21-30 People 250 per hour 2 hour minimum 30 people an up 300 per hour Film/Video: 1-10 People 200 per hour 2 hour minimum 11-20 People 250 per hour 2 hour minimum 21-30 People 300 per hour 2 hour minimum 30 + people 350 per hour 2 hour minimum Events: 300 per hour base rate for events of any kind 1. A Security Guard and Event Insurance Required Rooftop: Insurance is required for photo and video Event insurance required for events. 200 per hour plus studio rate. Security guard required for events. Rooftop can be rented by itself or in combination with the studio. Since it is considered an add on space rooftop rates are separate from studio rate. No running, jumping or stunts unless otherwise approved by a fire marshal. No smoke machines, smoke bombs, spray paint, confetti, or glitter of any kind allowed allowed on rooftop.

The studio is a spacious 1600 sqft with a massive 35x12x15 ft corner cyclorama wall ("cyc wall"), a large sky light, hair and makeup table, private restroom, C-stands, and sandbags! The corner cyc and high ceilings allows for professional grade rigging! We also an extensive rental list which can be emailed upon request! If you wish to hold a date, rather than book immediately, we honor holds for up to 72 hours. There will always be a site representative available to answer any questions you might have during your booking.

Perfect eclectic multi-functional space filled with light. Great for filming, photo shoots, small events, trunk shows, dinners, meetings or a temporary work space. The loft features three rooms, an open concept kitchen and large bathroom. Get creative! The space is flexible and can be easily setup to meet your needs. Parties larger than 15 will incur additional fee NOISE All music/noise must be kept to a respectable level. There is zero tolerance for noise complaints. OVERTIME All booking start and end times include setup and tear down time, so please include that in your reservation. All items brought into the space must be removed by the end your reservation. Overtime will be charged in 30 minute increments at a rate of 1.5 times our hourly rate. CLEANING The cleaning fee is included in the hourly rate, however, guests are expected to leave the space in the same condition they found it in. We appreciate guest tidying up after themselves. Guest must remove any equipment or rentals you bring in, and you should factor this setup and teardown time in your booking hours. DAMAGES Please respect the space. No nails, screws, staples or penetrating items should be used on our walls. Any tape or gummed backing materials must be properly removed. Damages (walls, floors, furniture, etc) will be billed to the credit card on file. A walk-through is required before and after all bookings. ILLEGAL SUBSTANCES The use or involvement of illegal substances is strictly prohibited and will result in eviction from the property and may result in law enforcement participation. SMOKING There is no smoking allowed in the space. MOST IMPORTANT RULE- GET CREATIVE AND HAVE FUN!

My space is minimal, aesthetically pleasing with all the professional equipment necessary for a successful production. A lot of natural light and nicely located in the heart of DTLA/ Arts District Adjacent.

Brand new, beautiful, large 1200 sq ft photo studio for photography and video shoots, meetings, auditions, and workshops. Centrally located in the Arts District of DTLA with lots of parking and free lighting gear. Great value for the amount of space and amenities it offers. It has white walls/floor for a seamless look, gray, red, black, and faux grass wall. It also has a living room set with 18 ft x 9ft GREEN SCREEN for video productions. It has big windows overlooking downtown LA for interviews, photo, and video shoots. Open 7 days a week, 24 hrs/day. FREE PHOTOGRAPHY LIGHTING WITH RENTAL: 2 800w Alien Bees strobes, 1 18 in dimmable ring light 1 480 LED Video Light 2 C-stand, boom, 1 Alien Bees beauty dish, 1 giant parabolic umbrella, 6 ft folding table, 4 folding chairs, and sandbag are included FREE. Kindly note that your setup/wrap up time has to be within your booking period. Please note either myself or a site rep will be present on location in the office area on the mezzanine and will not intrude from start to end. Please treat it as if it were your own. That’s all I ask! Now on to the fun stuff… The studio is located in a beautiful penthouse loft in a 1920 building in Historic downtown LA. There are two elevators* to get up to the loft on the 14th floor. The space is 50ft x 40ft and there's 1800 SQ ft available for production. The ceiling is 15ft high (it's very high!!!) It has brick walls, large windows all around the loft providing lots of natural light and grey polished concrete flooring. Once closed, the thick blue velvet curtains block most of the day light. It's furnished and all the furniture, artwork and plants you see in the photos are available, movable (with care ;) and usable for your set. Just place everything back where it was at the end of your booking. We have a dolly you can borrow to load your equipment and the studio comes with 3 continuous daylight balanced lights: one Godox SL200Wii, one Aputure 120d and one Godox SL60. They all have a softbox and are on C-stand. The STUDIO area - 12 ft wide seamless backdrop in white, black or chromakey green. (one load per booking) - photo/video lighting: an Apurture 120d, a Godox SL200wii and a SL60w with soft boxes and on c-stands. - Vanity Mirror with a stool for Hair/Make-Up Artists. - Bluetooth sound system - High Speed Internet - additional backdrop stands upon request - clothing rack and hangers - 3 apple box - sand bags - extension cords and outlets The KITCHEN / DINNING area - fully equipped and functional kitchen with fridge, stove, microwave, coffee marker. Additional on-site equipment rental service (Cameras, sound gear, additional lights, tripod, stands, dolly, etc) Regarding sound, the loft is on the 14th floor and isn’t facing the main street so you don't get the regular traffic noise. You'll just have some police sirens and helicopters once in a while but that's pretty standard for DTLA. No noise either coming from neighbors and there's no construction site close by. *Elevators dimensions W76xL57xH91 inches and the door is 82x42. It's easy to roll in and load your equipment from the parking lot to the loft.
