Welcome to an urban oasis on the top floor of a historic Sylvan Building in South Downtown, the heart of Atlanta’s re-envisioned Hotel Row. Built in 1908, the former Sylvan Hotel was fully restored in 2022, maintaining all of its Southern charm while adding modern amenities. Our open and flexible floor plan features abundant natural light, exposed brick and original beams throughout, with views of the downtown skyline and nearby attractions. Inside is a sunset lounge, custom built library, oversized boardroom, collaborative, coworking and office space furnished in contemporary style. Off the elevator or stairs, you'll notice Vestaboard smart messaging display, four 50-inch, flat screen smart TVs. The space is ADA compliant with 2 gender-neutral restrooms. Ohio River South provides the perfect venue for a variety of events and occasions, both professional or social. This white space gallery offers 18-foot ceilings flooded with natural light from the windowed store front. Open layout can be customized with two 8x8ft mobile walls. The event hall with its unique projection on the walls capability is one of its kind in Georgia. Located in fun hip part of town in west midtown Atlanta. Soaring high ceilings with wood beams make it truly special with a spectacular chandelier. The venue also offers a lounge area which can we used separately or for turnover during a wedding. We also offer 2 large rooms for VIP guests or Bride and Groom bridal parties. Free Parking available. Caterers and all vendors available to make your event smooth. On-site manager included.

As entrepreneurs, we originally designed our home to host our own business retreats, but over time, friends kept begging to use it for their own team meetings and dinners. So we figured, why not let other groups enjoy it as well! The living room, dining room, conversation area, kitchen and sunroom are all open and allow for collective conversation as well as the ability to split into small groups. The dining table opens up to seat 12, but we've used folding tables on the end to allow for even larger groups. We also have a built in projector that is connected to our Apple TV and projects to a large blank wall. Guests are welcome to connect their computers directly to the projector (via a provided HDMI cable) or through the Apple TV or a Chromcast stick. Our outdoor dining area offers a dream kitchen with a griddle, an XL grill, a double burner and 2 warming drawers. We even have a Dutch oven station for the outdoorsy campers out there! Our outdoor table can seat 16 people when pushed together but can also divide into 2 tables accommodating 12 and 8 people. Up under a draping tree is our amazing fire pit. There are 8 dedicated adirondack chairs around it, but there is space for an additional 4 chairs. Do people leave immediately after your meetings? You will find that our home offers such a warm and inviting environment, that people will linger and talk far longer than anticipated. Even the quietest introvert in your group!

This space is a storefront. At 711 sqft, this brand new natural light studio showcases big open windows, beautiful white walls, 15ft + ceilings, a modern fully functional kitchen and a full bathroom. You can have photoshoots, film productions, intimate dinners, popup shops, intimate classes and workshops, talks, art shows, baby showers, private listening parties, and more. The 12 Factory provides a cozy lounge room area included with a sink, mini fridge and vending machine. Our creative studio features a large White Cyclorama(Cyc) Wall, LED Cloud Room and Multi Color Seamless Backdrops that come with, State-of-the-Art LED lighting equipment for video or photography production. We also offer access to exclusive, hand crafted sets, a customizable flower wall, and with a garage door for large equipment and car accessibility. One of our highly skilled professional staff members will be on-site to assist you and your team complete any project.
