It was built in 1963 and has a few mid-century modern touches, but still feels as fresh as 1963. It is a great backdrop for many event and production types and is easy to adjust for your specific needs or style vision. This website only allows 20 pics, so it's not possible to show all the details. Rate quoted is for up to 5 people. Each added person is $10 per hour. The following spaces are included. Extensive Garden + Grounds Two dining rooms Two foyers Living room All interior spaces described are on the same floor. All other spaces and floors cannot be entered without prior written approval. Rules: 1) Please keep in mind that people live in the mansion and treat them with respect. 2) While your rental allows access to the rooms stated, your team may only be in TWO rooms at a time. This enables you to have one room on camera, while the crew is in an adjacent room off camera. You may not "take over" three rooms at a time. 3) The foyers are the most difficult place to shoot, because they are needed for passage between rooms. If you elect to shoot in a foyer, please be respectful of the residents' need to pass through. 4) The kitchen is not available. It is reserved for use of the residents. 5) Out of respect for residents, please use ONLY the basement bathroom. 6) Street parking is consistently very easy. On-site parking MAY be available IF arranged in advance. No on-site parking without prior arrangement. 7) Due to ongoing improvements, and the challenges of constantly updating photos, decor may differ from posted photos. 8) No violence may be depicted on the property. Nudity is allowed, but NOT waist down, frontal. 9) Owner may provide rights to film some of the artwork, without charge. To be filmed, this artwork must be explicitly stated, in writing. Filming any artwork or copyrighted material without owner’s written approval is at your own legal risk. 10) Anyone not on camera shall wear shoe coverings. 11) Please clean up after yourselves.

Overtime is charged at 1.5x hourly rate. Please no excessive noise outdoors, for respect to our neighbors. The studio must be returned to the exact condition you found it in. Please treat our studio as if it was your own. We understand that things happen, so if anything breaks during your rental period please let us know immediately so that we can help. There may be a replacement fee for damaged equipment/props. If your project requires more than 7 people present in the studio at the same time there will be +$10/hour surcharge. We recommend that you don’t leave any valuables in your vehicle (good practice in the bay area). No smoking. Violation of this rule will result in a $250 fee. No Glitter/Confetti, pigment, sand, powder, paint, or any loose substance without first notifying us, and having a proper art dept in place. For any substances that require extra cleaning, we charge an added cleaning fee of $100. We are not responsible for injuries. ABOUT: Hi there, I'm Bre. On Balboa St. along a cute commercial corridor surrounded by nice family homes. Down the street from the historic Balboa Theater and local eateries + cafes. This is a fully private space with large storefront windows and a street-level entrance. Filled with natural light in the daytime. High ceilings and new LED track lighting. Clean sealed concrete floor. Easy to park neighborhood. Clean bathroom + extra sink in the backroom. Plenty of space for a standing cocktail reception or classroom-style seating. Inquire for occupancy maximums and recommended seating layouts. Designed by a professional interior designer and equipt with a communal table with 10 stools + a pair of lounge chairs that is already in the space for your use. JBL speaker + wifi are available upon request. Security cameras are on site. You are welcome to supply alcohol and food on your own. No alcohol/ food minimums and flexible rental hours. In addition to the rental rate, I have a $150 cleaning fee associated with all rentals. This covers the cost for a cleaner to service the space after your rental and remove all trash. Questions?
