The house itself offers a lot of character, built in 1951. Furniture can be moved and rooms can be set decorated however you want them. There is plenty of natural light, and it is situated in a quiet neighborhood ensuring you will get clean audio. The house is owned by an actor/filmmaker, who understands production, and who will be keen to accommodate your needs, and make shooting as seamless as possible. In the back is a detached garage connected to a production office, making this space ideal for any photo or film shoot. Both the office and garage are each 20x20 ft. (800 sqft total) with wifi, large round table with 8 comfortable chairs, leather corner couch with coffee table, 3x6 ft. dry erase board, built in wooden desk space (9x2.5 ft, room for several computers, printer provided), and a custom built crafty bar (coffee pot, water cooler (with instant hot water as well), and 10 gallons of water provided per day). The office space helps guarantee a more comfortable, well run, and professional set. It has previously been used as a production office, for actors holding, wardrobe, and hair and makeup. The garage is an ideal staging area for equipment, and also has a secondary fridge/freezer and microwave. A large teak deck wraps around the side of the office with plenty of outdoor seating, and room for a catering setup (plenty of space for pop up tents). The backyard also features a brand new, state-of-the-art 3-hole putting green, perfect for any event! The outdoor area is filled with endless fun, including a basketball hoop, and an outdoor dart board. The driveway is convenient for truck load ins and load outs, and parks at least 8 cars, while street parking is free and plenty! *** Side note: -We just politely ask that our renters take their trash with them after their rental time commences (we have had a few experiences of overflowing bins that can be difficult to manage.) -We prefer if productions don't pull permits for parking, as it upsets our neighbors. Without a permit, we will still always allocate the entire front of our property for parking crew and rigs, along with our 8 person driveway. Aside from that, we ask all talent and crew to park one street over from us (perpendicular to our street, about a 30 second walk from the property). All these streets have all-day free parking, and are very open. (This is another kindness we ask to keep our neighbors happy). - Please don't use the put put green as a holding area for equipment. It was installed with a lot of love and care, and shouldn't be treaded on too heavily. -And last but not least, we ask that if you rent the home at an early call time (which most productions usually are), we kindly ask you to try and keep the noise to a minimum when entering the set location. Our neighbors are very supportive of our business, but if we can keep them happy by keeping the noise to a minimum, then it helps hugely for us to keep the Buffalo house available for filming and productions :) Thanks so much, and we look forward to hosting you!

Designed to provide a multi-functional area, this studio is a spacious 1,900 sq. ft rectangular shaped room with an abundance of natural light shining in from the east through our windows. The clean white walls, 9' ceiling and gorgeous pillars make our studio an ideal space for any type of photo shoots and filming. Our space offers classic smooth white walls as well as a white bricked wall for urban style concepts. The entire area is on the 4th floor of the building, which is located only a few blocks from the California Mart and the Santee Alley. Space located on the 9th floor with a breathtaking view of DTLA. This is a professional space dedicated for all types of events. Offsite bookings apply only Mon-Fri 8am-7pm (office hours) with a max. capacity of 12 people. For any other event, different rates apply and will increase the max. capacity to 18 attendees. Before I list down what’s included in your booking, please respect my number 1 house rule: If you use it, take care of it. If you open it, close it. If you borrow it, return it. If you turn it on, turn it off. If you move it, put it back. If you break it, fix it. (or notify me please) If you make a mess, clean it up. Pretty simple. Myself (and other hosts I’m sure) have put a lot of work into these lovely spaces, which is also my home. Please treat it as if it were your own. That’s all I ask!
