Inside the 2,000 sqft, you will find two separate units. Downstairs we have a large patio deck, fitted with a BBQ grill, a large wooden dining set, fitted with umbrella that seats six people. There is also a single carport garage with modern sliding gates, that has convenient access to an alley for loading/unloading of any large items or production equipment. Inside the downstairs unit we have a full chef's kitchen, equipped with high-end stainless steel appliances and a large white quartz counters. The unit features mid-century modern inspired furnishings, including 2 couches, large floor rug, and glass coffee table. The house comes fully equipped lightning fast wifi (Google Wifi). The bedroom has a full sized wooden bed, two bedside tables and chair, and built in closets. The space features wooden floors throughout. There is a large glass shower/restroom. In the upstairs unit, enjoy immense natural light. It is an expansive open concept living area. Full bathroom with separation between large glass steam shower room and restroom, and a large soaking tub outside. This studio bedroom comes complete with a metal four poster California King Bed. The space offers a refined sleek, mid-century modern aesthetic with wooden flooring throughout. To date, we have hosted over 100 productions would love to be a part of your next project! The house has served as a backdrop/set for countless network TV pilots, feature films, fashion photoshoots, music videos, web series, cooking shows, student films and major brand commercials. We also require an insurance policy in the homeowners name and a $2500 deposit to be paid with check or via PayPal in which will be returned within 3 business days if the property suffers no damages. We also require our location manager to be on site at a fee of $250 for a crew of 8 or less, $450 for larger crews for unto 10hrs then $40 dollars an hour there after. The base rate starts at $250 an hour for for a crew of 8 or less, crews of 8-12 pay additional $50 an hour, crews of 12-16 pay an additional $100 an hour and crews of 16-20 pay an additional $150 an hour. This is due to more wear and tear to the house over time. FILMING, PHOTO SHOOTS & PRODUCTION -- Please be up front with what you're looking to do, and we'll be happy to work with you to make your project a success! Please treat it as if it were your own. That’s all I ask! Now on to the fun stuff… The studio is located in a beautiful penthouse loft in a 1920 building in Historic downtown LA. There are two elevators* to get up to the loft on the 14th floor. The space is 50ft x 40ft and there's 1800 SQ ft available for production. The ceiling is 15ft high (it's very high!!!) It has brick walls, large windows all around the loft providing lots of natural light and grey polished concrete flooring. Once closed, the thick blue velvet curtains block most of the day light. It's furnished and all the furniture, artwork and plants you see in the photos are available, movable (with care ;) and usable for your set. Just place everything back where it was at the end of your booking. We have a dolly you can borrow to load your equipment and the studio comes with 3 continuous daylight balanced lights: one Godox SL200Wii, one Aputure 120d and one Godox SL60. They all have a softbox and are on C-stand. The STUDIO area - 12 ft wide seamless backdrop in white, black or chromakey green. It's easy to roll in and load your equipment from the parking lot to the loft. We are a multi-purpose venue and creative space located in Hollywood’s Media District. Our aesthetic is simple and industrial with white brick and exposed wooden beams. This studio is ideal for music and dance rehearsals, photo shoots, filming, casting, workshops, performances, classes and other industry events.

Our sun-drenched, bi-level loft boasts 25 foot ceilings, polished concrete floors, and fantastic natural light all day long thanks to our many southeast facing windows. We have two painted statement walls by talent from Anthropology and 100 year-old white and cream rugs direct from Istanbul which compliment our overall neutral palette. We’ve personally designed much of the loft’s furniture and gathered textiles, ceramics, and other one-of-a-kind objects from around the world. Our decor is a delicate balance of whimsy and bohemian modernity and many of our guests remark that shooting here is like living in the clouds. With spring almost here, it’s worth noting that the light is especially gorgeous this time of year, flooding into the space as early as 7am. Because I am an interior designer and my husband is a TV and commercial director, we understand the rigors of film production, and have designed the loft with that in mind. The main downstairs area is a spacious open layout with a live edge Calcutta gold marble table that can be easily moved to make additional space for complex camera and lighting setups. Or, if you're looking to host an event, our 18 foot curated banquet table is perfect for a beautiful bridal shower or dinner party. The master bedroom is a favorite for photo shoots and gets fantastic natural light throughout the day. The bedroom connects to our large master bathroom, which is often used for a makeup and wardrobe changing area. Upstairs you’ll find the crown of the loft, our Caravana lounge, which is filled with low custom-made Moroccan cushions and pillows, organic hemp and goats wool Turkish rugs, painted statement walls, and our new majestic eight foot floor mirror custom built from wood beams of an ancient temple in Jakarta. With an array of unique decor, textures, and vignettes, the lounge upstairs is spectacular for creating content. Directly outside the loft are a pair of modern ten foot tables ideal for crew lunches, craft services, and clients thanks to our 5G wifi.
