WHERE CAN I STAGE EQUIPMENT?
Depending on your shot list or run of show, we have a couple of different recommendations. The most frequently used entrance to the property is through the door on the garden level - clients usually prefer to use this access point for load-in to avoid the stairs leading up to the property’s main entrance. However, if you are planning to use the garden level, then we would recommend loading in through the main entrance of the house, which would be up the stairs and on the first floor. There is a main living area and a parlor room that can be used for staging. Your Booking Manager can help you coordinate the best staging area for your booking once we have all the details for your production or event.
IS THERE A TV OR PROJECTOR?
The space has been designed with the goal of creating a relaxed and calm environment, free of screens or any major technological distractions. If you need a screen of any kind for your offsite meeting or event (TV, projector, etc.), our Super Concierge Team can coordinate a one-time rental for you.
CAN I USE TENTS IN THE BACKYARD?
Yes - usage of tents in the backyard for your production or to plan for potential bad weather during your event is allowed. Please make sure to inform your Booking Manager and if need, ask for a rental quotation from our multiple partner vendors.
DO YOU HAVE NOISE OR EQUIPMENT LIMITATIONS?
As per the Mayor’s office, all residential spaces must end events by 11PM. Media Productions and Meetings don’t have a specific end-time restriction as long as they don’t impact the neighbors. If an Event is taking place in the backyard, we always ask our clients to be aware of the noise levels so that we don’t affect the day-to-day of our neighbors. Our Casa Manager will always be on-site to help you manage the sound levels so that you can enjoy with your guests without disturbing the neighborhood.
As far as equipment is concerned, we don’t have any specific restrictions as long as it doesn’t pose a risk to the property. We do limit the use of smoke/fog machines to those that operate with water-based products only. You will have to notify your Booking Manager in advance if you plan on using smoke/fog machines, any FX tools, and any special equipment that may impact the property. This way, our Team can coordinate as needed and discuss best practices with you beforehand to avoid any damages.
DO I HAVE ACCESS TO THE FULL SPACE?
For Media Productions, Off-site Meetings, and Showrooms, you will have access to all the areas shown in the listing. The property has a top floor that is off-limits and not pictured in the listing. For Events, we will give access to the ground floor and first floor to all guests, and maintain the bedroom floors to you and your closest friends and family only.
CAN I PUT LIGHTS OUTSIDE?
Yes - you may install lights outside in the front yard or backyard, but please communicate this with your Booking Manager beforehand or with your Casa Manager on-site so that we can help you install them with no impact to the property or to the neighbors.
CAN I MOVE ARTWORK AND/OR FURNITURE?
Our goal is always to help you accomplish your vision and that includes allowing you to move things around for the perfect shot or to accommodate your guests the way you want for your Meeting, Event, or Showroom. Artwork and furniture may be moved, but we require you to first communicate with your Booking Manager in advance if you have an idea of what needs to move prior to your booking. If it is a last minute decision, please coordinate any moves with your Casa Manager during the reservation, so that we can coordinate the best way to move and store the items with no damage.
DO YOU HAVE POWER IN THE BACKYARD?
We have three outlets spread throughout the backyard that is available for you to use.
IS THE ARTWORK CLEARED?
A large majority of the artwork on the property is cleared. Please communicate with your Booking Manager when you have an idea of specific pieces that need to be cleared for your production so they can confirm that we have pre-clearance and will work to get approval from the artists for your project.
CAN I SHOOT ON THE FIRST FLOOR BALCONY?
Unfortunately, the first floor balcony does not have any railing, so usage of this balcony is forbidden for all Productions, Events, and Meetings.
CAN I COOK IN THE KITCHEN FOR MY EVENT OR PRODUCTION?
Yes - the kitchen is a fully working kitchen with top-of-the-line appliances and amenities. You are more than welcome to use the kitchen for your Production, Event, Meeting, and/or Showroom. Please communicate with your Booking Manager about usage of any utensils and dishware - as they may be off-limits per the property owner. Our Team can coordinate simple and inexpensive rentals for you if what you need is not available on-site.
CAN I USE THE FIREPLACE?
While we do not allow usage of the fireplace for any Events, Meetings, or Showrooms due to risk of injury, for specific Media Productions, we may grant permission of usage of the fireplace upon reviewing your shot list and team that will be handling the operation. Usage of the fireplace may only be permitted under Casa Manager supervision.
DO YOU HAVE A LAUNDRY ROOM?
Yes - there is a laundry room and it will be available for your Media Production.
DO YOU HAVE AIR CONDITIONING?
Yes - there is central AC and heat on the property. We have three separate systems - one for each floor.
IS THIS SPACE OUTSIDE THE HOT ZONE?
Yes - this space is currently outside the hot-zone. Please check with your Booking Manager if you need parking permits to be coordinated with the Mayor’s Office.
ARE THERE SCREENS/SPEAKERS AVAILABLE FOR MY RESERVATION?
We have 4 portable Bluetooth speakers available for you to use. If you need additional speakers or sound-system, our Super Concierge team can coordinate a rental for you. We don’t have any screens available in the space, but our Super Concierge Team can coordinate a screens rental for your booking.

There is one main elevator that operates as both a passenger elevator and a freight elevator. It does not require an operator, and can handle large and heavy loads. It is available 24/7 and the building does not require an elevator fee for usage.
DO YOU HAVE A PROJECTOR & SCREEN ON SITE?
Yes - there is an Epson 6050UB/5050UB Projector that you are welcome to use. The projector is ceiling-mounted in the screening room, directed towards the screen. The screen is included in all rentals and can change in size.
HOW MANY CHAIRS DO YOU HAVE?
We have 74 stackable chairs on-site.
DO YOU HAVE MICROPHONES?
Yes - there are two microphone on-site that you are welcome to use for your presentation or event.

DO YOU HAVE A KITCHEN ON SITE?
Unfortunately, this space does not have a kitchen on-site. We recommend bringing your own food or having your event catered. If you need assistance with sourcing Food and Beverage options or any other additional services, please contact our Concierge Team.
HOW MANY BATHROOMS DO YOU HAVE IN THIS SPACE?
There are two bathrooms located on the same floor as the space. While there are no dedicated bathrooms within the space itself, our cleaning team always cleans the bathroom before each booking.
IS THE SPACE NOISY FROM THE STREET?
The space is not completely sound-proof, but maintains a standard noise level given that it is in an industrial area in Bushwick. We have hosted many bookings here with certain noise requirements and have not received a complaint from our clients regarding any inconveniences.
CAN I USE THE FILM PROJECTOR?
Yes, you are welcome to use the film projector. Due to the complexity and value of the equipment, we do require an additional fee for our dedicated technician to be on-site to operate the projector. This will ensure no damage is done to the equipment to protect both you and the owner from incurring any fees.
IS THIS SPACE ADA ACCESSIBLE?
While there are ramps available for access from the street-level to the space, the shared bathrooms are not ADA accessible, which renders the entire space non-ADA accessible.
WHEN MY GUESTS ARRIVE, HOW DO THEY FIND THE SPACE?
There will always be at least one dedicated on-site Casa Manager at each booking. We recommend working with your Casa Manager to coordinate instructions for a smooth arrival and entry for your guests. Whether it’s having someone in the lobby or providing a point of contact for your guests / team, your Casa Manager is available to assist.
CAN I BRING OUTSIDE FOOD & BEVERAGE?

Once a social club, this unique corner space tucked away from the bustle of South Williamsburg is a dreamscape for creatives and makers of all kinds. Any of the three rooms here lend themselves to the versatility of an intimate gathering, retail pop up, art gallery, movement class, workshop, and anything more one might imagine.
The 900 sq ft first floor has two large walls on opposing ends of the space that open floor-to-ceilings doorways to each street, inviting passersby to wander in, or guests to flow freely in and out. A custom spiral staircase takes you from the main corner room into a 400 sq ft cool, seductive cavesque area full of LED color light options with space to dance, play or lounge.
Bluetooth Sound System: There are 4 large Bose speakers throughout the space. They are wired to every room so you have continuous sound throughout. Receiver can also hook up to a soundboard for a DJ to play.

The host will greet you upon arrival and stick around until you are settled with everything you need. The host will not be present during your reservation, but will be available by telephone and able to return to the space if needed.

We provide you with a 30 minute grace period for clean up (subject to availability) for any reservations over 5 hours. We ask that you turn off the music at this time and clear the space. Anyone left in the space should be participating in clean up or is expected to leave.

All events/productions require a $500 security deposit to be collected prior to the start of reservation and to be returned the following day upon inspection. We may ask for a larger deposit for larger events/productions. Additional insurance may also be required at the discretion of the host.

ABSOLUTELY NO GLITTER OR CONFETTI.

All decorations brought in must be removed and taken out or thrown away.

Any sound system/speakers brought into the space must be approved by owner/manager/staff of Rosa New York.
Any live music must end by 10pm.
Music volume must remain at a fair volume that will not disturb the neighborhood. All music must be off by 12am/weekends or 11pm/weeknights or when your reservation is complete.

All guests must also exit the space by 12am/weekends or 11pm/weeknights or when your reservation is complete, unless they are participating in the clean up. It is 100% your responsibility to relay all rules and information about the space to your guests.

Alcohol is permitted, but please NO excessive drinking! If you are excessively intoxicated, you may be asked to leave. If you wish to sell alcohol, you would need to obtain a permit from the city. We will provide plenty of garbage and recycling bags & bins. When your garbage is full, please dispose of it in the designated area.(i.e. don’t put balloons with air inside garbage, place garbage in the allocated garbage dumpsters, don’t leave decorations hanging from the tree, etc.) Please try to recycle and most importantly break down any boxes left behind.
An extra cleaning fee of $60 will be charged if food, plates, cups, etc. are not thrown out, and boxes are not broken down and put in the designated area. Please place all garbage in the garbage, and we will take care of the rest.

Please make sure to move all furniture back to its original position. Downstairs furniture must remain downstairs. Upstairs furniture must remain upstairs. Any damage to space or furniture may result in extra charges.

Please be ready for walkthrough and lock up at the end of your booking time. A fee of $250 will be charged if you are not checked out on time, and an additional $250 will be charged every 30 minutes that the space is still occupied by you or your guests.

We are an exclusive indoor/outdoor curated event space concept that fuses people, community, and entertainment.
The space curates exclusive member ONLY events while offering its beautiful facility to the public for the celebration of momentous life events such as weddings, showers, birthdays, and anniversary events while providing a home for creators and curators to host events that enrich, inspire and entertain.
About our space: There are many plants and unique art including an astrological clock that we have made and collected over the years. We custom built the space and hope that you can feel the care put into the flow and look of the space.
If you have more than 10 people or an 8 hour plus booking, we require a $250 security deposit in addition to the cost of the booking. The deposit will be fully refunded by us within one day of your booking, provided there are no damages to the space or extra time.
We do not allow any drinking of alcohol in our space without making prior arrangements to hire one of our staff members to be present.
11-15 people charged at $145ph for photoshoots. Events on evenings and Weekends are $200ph and can have up to 30 people.
Our beautiful pre-war machine shop in the heart of Williamsburg showcases 1920s’ chic decor, exposed brick and soaring ceilings. This listing is for the second floor vintage loft and roof deck.

The lovingly renovated interior of original wood and reclaimed metal, with 15-ft ceilings and custom art pieces make a stunning, camera-ready setting for film, photo shoots, or special events. A 24-person capacity private roof deck provides day and nighttime options for outside activities.

Perfect for rehearsals, classes that involve movement (yoga, improv, etc.), film shoots, and of course performances! The stage space is 16 feet wide by 13 feet deep. A set of curtains separate the stage from the backstage space.
Backstage, you'll find a green screen wall, a mini fridge, a couch, armchairs, and Keurig coffee machine - please feel free to use what you'd like! The stage right wall of the theater is a deep, rich, unique purple color. Tech booth, sound board, and basic lighting board are available, as are regular house lights. We have risers set up, as well as 36 seats, and we can seat up to 50 people by adding additional chairs.
Please note that you're welcome to use everything, but please keep in mind that this is a theater venue, not a blank event space. We cannot remove risers. We are also a theater venue in that we are not a concert venue. While we've had musicians, student concerts, musicals, and other things of that nature in the space, we're not set up to host events as if we were the Barclays Center. We're a blackbox theatre venue, we can't accommodate music that shakes the building or audiences that want to slam around the space.
UPDATED HOST RULES FOR CLARITY:
- Rental hours are billed from beginning of set up, to end of clean up - this means that the time you book is the time that you have. We often have multiple bookings in a row, so we cannot accommodate surprise early in times or extra load out times.
- Please do not bring in your own sound systems. We're not that kind of space.
- Alcohol can be served, but not sold.
- We do not have a kitchen, but catered events are welcome! Let us know if you'd like nearby recommendations.
- This is a non-smoking building.
- While we accept performances, we do not accept raves. Anything with moshing or music that shakes the building isn't a good fit for our space.
- Please leave the space how you found it.
My space has been recently remodeled and looks great! The design is warm and cozy and the layout is perfect for a large group, party, film shoot or casual business affairs. We have excellent beverages and access to a full list of catering options. The sound system is great and we have Dj equipment. We have a large screen projector available to tie into. We have warm and friendly staff that help make for a really memorable event!
This unique home has been carefully crafted bit by bit over years of detailed attention and love. It is the photographer's dreamscape. 9 skylights and the "stairway to heaven" will give you epic lighting and set the tone for a perfect afternoon event, you choose! Very delicate, so expect to take utmost care. No wild parties, but we invite celebration.
